The lease sets the date, and it can slip too

A commercial handover behaves more like a new-build completion than most people expect: the date depends on a fit-out being finished and a landlord signing it off, and both can run late.

So we survey early, hold a window, and confirm when the handover is real. Where the new premises are not ready, moving in stages or holding part of the load beats delivering into a building site and shuffling it twice.

Estate units against town-centre floors

The industrial and business park units off the M20 junctions are straightforward physically — they were built for lorries and there is room to work. What decides those jobs is contractual: the handover date, site security and who signs off the unit condition.

Town-centre office floors are the harder case. Older buildings, a lift that may or may not be a goods lift, restricted streets and short loading windows. Two identical floor areas in two different Ashford buildings are genuinely different jobs.

Records, stock and confidentiality

Client files, HR records and anything carrying personal data move on a numbered, listed basis so there is an auditable record of what went where. For a lot of businesses that is the part that matters most, and it is worth raising at survey so it is documented rather than assumed.
