Questions
What people ask before booking
Grouped roughly in the order they arise. If yours is missing, the answer usually turns on the far end — so ask, and you will get a straight answer rather than a hedge.
New builds and handovers
How does a provisional booking work?
You tell us the window the developer is indicating, we hold a slot across it, and when legal completion notice arrives you call and we confirm. It is not a guarantee of any particular day — nobody can give you that — but it means we have crew and a vehicle reserved rather than starting from scratch on short notice.
Will your lorry be able to reach the plot?
That depends on how finished the estate is, and it is worth checking rather than assuming. On a part-built site the surface may be unadopted, there may be construction traffic with priority, and the site manager decides what can stand where. We ask who that person is before the day.
Should we move in the same day we complete?
Plenty of people do and it works. The thing to avoid is stacking the removal, the white-goods delivery, the flooring fitters and a handover inspection into the same few hours with no order agreed between them. Ten minutes of sequencing prevents most of that.
What if the notice comes at very short order?
Tell us the moment it lands. With a provisional slot already held we can usually work with it. Without one it becomes a question of what we genuinely have free, and we will give you a straight answer either way.
Do new houses hold less than we think?
Usually a little, because so much is fitted. What they do not have is a garage full of things yet — which is why a second move out of a new build a few years later is frequently a bigger job than the one that went in.
Established houses and rentals
How far ahead should I book a chain purchase?
As soon as the date is real. Fridays and month-ends fill first. If your date is still soft, get the survey done anyway — the quote does not expire when the date moves.
Do you empty lofts and garages?
Yes, if safe and reachable, and they need to be on the inventory. In the older Ashford streets and the villages that is where the volume hides, and an uncounted garage is the commonest reason a quote and an invoice disagree.
Can you work to a tenancy check-out time?
That is how rental moves are planned here — backwards from the check-out, with margin, so we are loaded and away before the inspection rather than finishing as the agent arrives.
What if the new tenancy starts later than the old one ends?
Goods are collected, listed and held until you have keys. It is cheaper and considerably calmer than the alternatives people improvise in that gap.
Around the town and beyond it
Which parts of Ashford are hardest to work?
The town centre, for parking and the one-way system, and the downland and Weald villages for lane access. Willesborough, Kennington and the established suburbs are the easiest — drives, side access and room to work.
Do you go out onto Romney Marsh?
Regularly. Access at the property is generally generous; the planning factors are the distances between addresses and the unmade tracks, which soften quickly after rain.
Will a lorry get down a Weald lane?
Sometimes not, and that is what the survey establishes. Where it will not, we shuttle with a smaller vehicle between the property and the lorry — planned and priced in advance rather than improvised.
Do you cover Folkestone, Canterbury and Maidstone?
We serve all three and cross them constantly, but each has established local firms. A move that begins and ends inside one of them is usually better placed there, and we will say so.
Do I need a parking suspension?
In the town centre and the older terraces, sometimes. On the newer estates the problem is the opposite — nothing is marked out and permission comes from a site manager rather than the council.
Quotes, storage and business
How do I get a quote?
Send the form with both addresses, roughly what is going, and — most usefully — what you are moving into. We come back with the questions that raises, then arrange a survey. The written quote follows the survey.
Why will you not price it over the phone?
Because a phone call cannot see whether the estate road is finished, whether the lane takes a lorry, or what is in the garage. A figure given without those is one that changes, and changing it later is worse for you than not giving it.
How long can you hold goods?
For as long as the gap runs. The terms, including notice for redelivery, are set out in your booking contract in writing rather than implied here.
Do you do house clearances?
We clear properties and take a load to a charity shop or recycling centre alongside a move. Full licensed waste clearance is a different permission, and where that is genuinely what you need we will point you at a waste carrier rather than take the work.
Do you move businesses?
Yes — town-centre offices, the business parks and the industrial units off the M20 junctions. Commercial work is scheduled around a lease handover, and the building survey comes before the quote.
Not covered here?
Email, or add the question to the notes on the quote form. The three we field most are how a provisional booking works, whether a lorry reaches a part-built plot, and what happens when notice and a move-out date do not meet. None of them obliges you to anything.
What are you moving into?
That, both addresses, and whether the far end has a date yet. If it is a new build and the answer is no, say so — we book those differently.
